Personal and Professional Background

Mr. Ward was born and raised in Cleveland, Ohio. He earned his bachelor’s degree from Spring Hill College in Mobile, Alabama. As an undergraduate, he majored in philosophy and won the Hutchison Award, the prize given to the top philosophy student in the College. Thereafter, Mr. Ward went to Chapman University School of Law, where he obtained his Juris Doctor. While in law school, he worked in the legal department of an insurance company and served as a judicial extern in the United States Bankruptcy Court for the Central District of California.

 

Mr. Ward is admitted to practice before the State Bar of California, the United States District Court (Southern, Central, Eastern, and Northern Districts of California), and the Ninth Circuit Court of Appeals. He has successfully represented clients in hundreds of cases throughout California in State and Federal Court, both in the trial court and on appeal.

Real Estate Disputes and Litigation

Mr. Ward represents clients in real estate litigation in the following areas:

  • Foreclosure: Pre-foreclosure through post-foreclosure sale issues for lenders, investors, bidders and owners related to confirming and rescinding sales; bankruptcy issues; title issues; lien releases; senior lienholder negotiations and payoffs; excess sales proceeds; surplus proceeds distribution and recovery.

  • Landlord-Tenant: Unlawful detainer (eviction) actions; breach of lease and security deposit disputes; post-tenancy issues (e.g., removal of fixtures, equipment and improvements, damage to property, etc.); Americans with Disabilities Act issues. 

  • Purchase and Sale: Specific performance, breach of contract, and non-disclosure claims.

  • Title: Lienholder disputes; trespass; damage to property; boundary disputes; easement issues.
